Due to the recent increase in Covid cases we felt it was in the best interest of everyone to not hold a meeting in person. We will however be holding a meeting remotely via Zoom to update everyone on the happenings in the Hamlet.
Below is the link for the Zoom meeting. The meeting will begin on Sunday, December 26th at 4:00 PM. If you would like to attend via zoom please click the link and enter the meeting ID and Passcode below. If you are unable to attend the meeting we will be uploading the minutes and a recap of the meeting to the website. We may have some small technological snafus that we will need to overcome with so many people on the meeting, but we will do our best to make sure everyone gets the information on the items we are covering.
If you are unable to attend and have any questions that you would like to bring up please reach out to me and I will do my best to provide answers the best that I can. During this meeting we will also be conducting elections and voting on open board positions. If you are interested in joining the HOA board, or would like to know some additional information about possibly joining the board please let me know.

If you have any questions, or concerns, please feel free to reach out to me directly. I hope to see you all (remotely) this upcoming Sunday afternoon.

We will be cancelling the labor day picnic this year as the lodge at Nubs is currently under construction and we cannot host it there, along with an uptick in Covid cases we feel it is in everyone's best interest to cancel the picnic. An owner in the Hamlet reached out to Justin about a kitten they found in the Hamlet. They took it to the Humane Society last week. The Humane Society can be reached at (231) 347-2396.

From the President of the board
Good Evening Members of the Hidden Hamlet,
I hope everyone is having a great Summer. I wanted to share some updates that are going on in Hidden Hamlet and some things we have coming up.
Trash Cans
Little Traverse Disposal recently started disbursing standardized trash cans to the homes in the Hamlet. They have a few more houses that need to receive cans and we expect those to be delivered in the next few weeks. If you have not received a can within the next few weeks please let me know and I will ensure one gets delivered.
Going forward these will be the cans used exclusively for trash collection. If you have your own trash cans those will need to be removed in the next few weeks as the standardized can will be the only can collected. If you have a trash shed that should also be removed. Little Traverse Disposal has let me know that if you have your own cans and you no longer want them they will pick them up from your property and get rid of them for you. If you would like them to get rid of your personal cans for you please make them as "Remove" with tape and a marker, or some sort of marking indicating you no longer want to keep them and they will be picked up.
If you have any issues with your trash being picked up, or your new can not being placed back in the correct spot please reach out to Little Traverse Disposal directly with your concerns so they can get it corrected as quickly as possible. They are committed to ensuring the new cans are being collected and put back correctly.
New Well Installation
Sometime in the next few weeks (mid to late August) we will be having a new well installed in the Hamlet. Once we have specific dates we will let everyone know, but there will be a few hours on a specific day where the water system will be shut down to tie the new well into the system. At this time there will not be running water in the Hamlet. This day will be scheduled at a time that has the smallest impact possible. It will not be on a weekend, or the week of a holiday.
Cross Connection Survey
Mead & Hunt, the company that manages our water system, is required to collect annual data on the water systems in each property of the Hamlet. If you would be interested in participating in the annual survey of the water system in your property please complete this form and send it back via text, email, or USPS at the contact info located on the form. The more responses we have the better, so if you are willing to participate it is greatly appreciated.
Labor Day Picnic
With restrictions lifted it looks as if we will be able to host the annual Labor Day Picnic this year. Once we have any additional info on when and where it will be we will let everyone know. We should have an update on this within the next few weeks.

Good afternoon members of the Hidden Hamlet,
I hope this email finds everyone well. I have some updates regarding the Hidden Hamlet I would like to share with everyone,
Annual Owners Meeting:
We currently do not have a firm plan in place regarding the annual owners meeting that typically happens on December 26th. We are still waiting on updated shelter in place orders / restrictions from the Governor to see what our options will be to host the annual meeting. Once we have a better idea on what restrictions will be and what we can safely plan and coordinate with regards to the meeting we will be sure to share those updated plans with everyone.
Animals:
We have seen a rise in complaints from members within the Hamlet regarding animals not being properly supervised and/ or off leashes when they are required to be on a leash. If you have pets please ensure you are following the guidelines outlined in the Hidden Hamlet bylaws regarding animals. All animals must be under supervision when they are outdoors and need to be on leashes when not on the owner's premises. We do not want this to become a larger or ongoing issue and would ask that you ensure your animals are correctly supervised and on leashes when they are required to be on a leash. This bylaw is in place to ensure the safety of all residents, visitors and animals within the Hamlet and we kindly ask that you follow the required guidelines.

We will NOT be doing the annual Labor Day picnic at Nubs Nob this year due to Covid-19. The restrictions on gatherings and groups do not allow us to do the picnic. We are hoping we will be able to do the annual owners meeting at Nubs around Christmas time and once we have any information on that we will let everyone know.

It is almost time for our annual picnic at Nubs Nob. It will be Sunday, September 1st @ Nubs Nob at 5:00. The menu will be the same as last year, hamburgers, hot dogs, chicken and sides. Its a great opportunity to get out and socialize with other members of the Hamlet. 

August 10th, 2019
The boil water advisory for the Hidden Hamlet has been lifted (as of yesterday afternoon), both samples tested by the Department of Environmental Quality have come back clear. You are now safe to resume normal water usage. The signs at the entrance to the Hamlet have been removed. We thank you for your patience and understanding while we resolved this issue.

August 7th, 2019
Last night we had 2 issues which occurred simultaneously, we had a water line break in the Hamlet causing significant water pressure loss. The power company also had a transformer go down which caused us to supply water using our generator and associated backup well.
Both issues have caused us to go into a boil water advisory for the time being. Both issues have been temporarily addressed and the power company will be replacing the inoperable transformer, however, the Department of Environmental Quality mandates that we boil water while they do the necessary water testing to ensure we have safe drinking water. This issue may take several days to resolve. Signs have been placed at the entrances of the Hamlet advising of the issue. The signs will be taken down once the issue has been resolved and we will be sending out a follow up email letting everyone know that the advisory has been lifted.

A motion was passed to assess each property owner $600.00 for this project. The entire amount may be paid by June 1, 2015 or the amount may be paid in two installments with $300.00 due by June 1, 2015 and the remaining $300.00 due by September 1, 2015.

March 2013 Board Meeting


Regarding the Water Reservoir – Ron Bos reported that the DEQ (Department of Environmental Quality) is mandating that we modernize our water system. The DEQ wants a water reservoir. Right now the average daily flow in the Hamlet is just above the maximum for mandating a reservoir. Joel Woods, Ron Bos and Bill Wiechmann met with the DEQ to determine if we have any basis for challenging this demand. If there is a leak somewhere in the older pipes we might fall beneath the daily usage cut-off and be able to challenge the DEQ. To determine if this might be the case, sometime in April all residents will be asked to refrain from using any water for a six hour period. If we have to go through with the reservoir we have until the end of 2015 to complete it. Right now we are on schedule with all necessary requirements with the DEQ. The well house is a possible location being considered for the reservoir. It would be housed in a 24 x 24 building that would be architecturally aligned with the other structures in the Hamlet.. The general opinion is, if we have to do it, we want to do it right but not overdue it. By next year at this time we should have figures as far as costs. Our fire hydrants have been labeled “For Flushing Only”. In case of a fire, the hydrants would be used to fill pumper trucks and the trucks would fight the fire.
